The brief

Bayer's India HQ is the largest single-floor commission we've delivered: a hundred thousand square feet across three concurrent crews, holding three different building moods on one continuous plate. Labs read regulatory; offices read calm; the café reads warm.

The challenge

Each zone had its own compliance constraints, finish hierarchy, and acoustic profile — but the daily user crosses between them many times. We resolved this through a shared circulation spine with deliberate threshold moments: material, light and acoustic shifts as you move between zones.
